It can also be a stressful process because getting furniture, decor, and supplies can be expensive. There is no way to get around the fact that it will cost some money to decorate, furnish, and stock your short-term rental. The good news is that there are a number of things you can do to mitigate some of those costs. You create an appealing, guest-friendly space without breaking the bank! Keep reading for some tips on designing a space guests will love.

1. Embrace Minimalism

Less is often more in interior design, especially for rentals. A minimalist approach not only saves money but also appeals to a broader range of guests. Choose simple, functional furniture and avoid clutter. This doesn’t mean your space should be devoid of character—select a few statement pieces, like a unique lamp or a colorful rug, to add personality.

A lot of extra decor can be frustrating for guests. Choose your design elements so guests can come in with their things and make themselves at home. I went to an Airbnb once that had every seating surface covered in pillows, throw blankets, trays, and other decor. It looked cute but we wanted to use the furniture so we moved everything to a corner of the room while we were there. At check-out time it added an extra thing we had to deal with and left us a little annoyed. Annoyed is not how you want your guests to feel when they leave! Striking a balance between design and functionality is key.

2. DIY Decor

Tap into your creative side with some DIY projects. Handmade artwork or custom shelving can add a personal touch that guests appreciate.

The table and chairs in the picture above are DIY projects. The table was free because it was ugly before and had some damage. I refinished it and love how it turned out. I even had a guest reach out to see where I got it because she loved it so much! I got the rounded chairs at a flea market and repainted them. The other two chairs are project chairs someone started and never finished. I left them that way because I like the way they look.

3. Shop Secondhand

You’d be surprised at the gems you can find in thrift stores, garage sales, or online marketplaces. Look for gently used furniture and items you can use to stock the house that are still in great condition. Not only is this cost-effective, but it also adds unique charm and character to your rental.

In my opinion, there are some things you can get second-hand and others you should just buy new. Dining tables, dining chairs, barstools, dishes, bed frames, coffee tables, end tables and anything else that is a solid surface is fine to get second-hand. You do not, however, want to buy mattresses or couches second-hand because there is the risk of bad odors, bed bugs, or some other type of infestation.

You do not have to buy everything brand new! Think about it, once you host that first guest, everything in the house is considered used. You may even find that you like second-hand items more. For example, I got a set of vintage dishes for free at a garage sale because it was the end of the day and no one was interested. This set is cute, stands out because it is unique, and I’m not too worried about guests damage such an inexpensive set of dishes – you can’t really find a better price than free!

4. Invest in Key Pieces

While it’s important to budget, investing in a few high-quality items can pay off in the long run. A comfortable mattress, quality towels, and soft bed linens are essential for guest comfort. These key pieces can be the difference between a one-time stay and a repeat guest.

I tell aspiring hosts that it is worth the money to purchase quality bed frames. If you go for the cheap option that is made from some type of composite material, you will be replacing the bedframe much sooner than you want. This is something we learned from experience!

5. Opt for Versatile Furniture

Choose furniture that serves multiple purposes. A sofa bed, for instance, can turn a living area into an extra sleeping space. Trundle beds and Murphey beds are both options that save space and provide the option for sleeping more people.

6. Use Removable Wallpaper

Removable wallpaper is a fantastic way to add a splash of color or pattern without the commitment or cost of traditional wallpaper. It’s especially useful for hosts who want to regularly update their space or those renting their property who can’t make permanent changes. 7. Create a Local Experience

Guests often choose rentals for a more authentic, local experience. Decorate with items that reflect the local culture or landscape. This could be as simple as framed photographs of nearby landmarks or artisan-crafted decor. Don’t be afraid to have fun with this – themed rentals are popular in areas with a distinct tourist attraction.

8. Regular Updates

Keep your space fresh and appealing with small, regular updates. Changing out cushion covers, adding seasonal decorations, or rearranging furniture can make a big difference without a large investment.
